Further to a period without success with their previous agents, Westminster City Council appointed Tuckerman jointly with Knight Frank to market a new 96,000 sq ft refurbishment at 64 Victoria Street. Whilst the redevelopment itself was already decided and instructed, we redesigned much of the marketing strategy and commenced a full pre-let marketing campaign.

Given that any tenant would be sharing the building with Westminster City Council, the marketing had to be sensitive to this fact, and ensure that we secured a tenant/tenants who would be a good fit with our client. To this end we received a number of offers for single and multiple floor lettings from acceptable tenants. However, ultimately the interest we chose to pursue was that of The House of Commons, and we leased all 96,000 sq ft to them on a lease of 15 years and at a market rent. We were under offer within one week following the formal launch of the building to the market.

Our client Stephen Morrice of WCC commented “I really enjoyed working with Guy and the team at Tuckerman. I was particularly pleased that you personally led the marketing campaign and the transaction negotiations. You navigated us through some testing negotiations and ensured that the deal maintained momentum. A great result, completed only 3 months after project completion, what more could we ask for!”
