In early 2020, Tuckerman were instructed by John Lewis Partnership to assist in the disposal of excess office space in Victoria, which we successfully completed, leasing all of Partnership House on Carlisle Place and assisting in the surrender of their 200,000 sq ft lease at 171 Victoria Street.

Following the surrender agreement, Tuckerman were instructed by JLP to act on their behalf in their requirement for a new, smaller Head Quarters office building in the order of 80,000 to 100,000 sq ft. The search had a number of key criteria, including the need for a substantial loading bay, to be as close to Victoria as possible, and to be at a very competitive rent.

After a challenging Zone 1-wide search, we were instructed to negotiate terms on One Drummond Gate in Pimlico, which at the time was not on the market. John Lewis secured a letting of the entire 108,000 sq ft building at a discounted rent reflecting its dilapidated condition, with a view to refurbishing and fitting out the premises themselves.

Although not on the market formally, Tuckerman had worked with the Landlord previously and were able to piece together the deal, completely off-market, securing a positive outcome for all JLP, which serve them well as they continue to adopt new working practices.
