Tuckerman were initially instructed by Tellon in 2018 to advise on the marketing of short term lettings of 1-11 and 13-15 Carteret Street and later 40 Broadway, whilst they secured planning on a major redevelopment of the entire site. Having achieved strong success in the leasing of these buildings, in 2020 we were brought in alongside Cushman & Wakefield to advise on the development and marketing of the new 100,000 sq ft scheme: 40 Broadway.

Tellon were clear from the outset that they wanted an utterly uncompromising building that would stand up to scrutiny from the most demanding occupiers in the world, and we worked closely with the broader project team (including Aros Architects) to ensure this was delivered. There were a few hurdles along the way including the initial contractor, Henry, going in to liquidation at the groundworks stage, causing significant delays to the programme. However, the end result was that 40 Broadway is without doubt the best new office building of its size in London, benefitting from the highest quality accommodation specification, 4 upper floors with terraces overlooking across St James’s Park and high degrees of resilience along with strong sustainability, WELL and Wiredscore credentials.

We worked with brand and marketing specialist Socrates to create superb marketing collateral, which we presented to occupiers and agents alike to drum up early interest. We received good interest from parties seeking a variety of sizes before going formally under offer to Formula 1who will now be relocating from St James’s Market to 40 Broadway as their new Global Headquarters.

The deal completed in February 2026, shortly ahead of PC of the scheme, on a 15 year lease and at a record rent for this micro-location.
