Tuckerman were approached by Grosvenor in 2019 to advise on the upcoming refurbishment of the 15,742 Sq Ft 46-48 Grosvenor Gardens. After a lengthy design phase with the client and their architects, works commenced in 2023. The resultant scheme offered the highest quality offices yet seen in Grosvenor Gardens, including superb end of trip facilities, as well as striking features such as a 3-storey glazed atrium, 3 roof terraces and a superb reception area, all of which has sustainability at the core.

With works underway, Tuckerman worked with the client and Siren Design to produce a high-quality suite of marketing collateral, which enabled us to commence a targeted prelet marketing campaign, aimed at a specific number of local occupiers and target sectors. This campaign identified a number of potential tenants for the entire building, and we received two offers on this basis, as well as a number of unsolicited offers on parts of the building.

After a period of negotiation we agreed Heads of Terms with Taipei Representative Office in the UK. With foreign governmental consents required, this was a complex and lengthy process, although ultimately the deal completed in April 2024 at a rent of £1.2m overall and for a term of 15 years. Higher rental offers were received, although it was felt that this occupier was the preferred fit for the Estate and Grosvenor are pleased to welcome them as tenants.
